Read receipts built in

"Seen ✓" appears under your last message once the other party has read it. No "I never got that" — both sides know when communication was received.

Full status lifecycle

Submitted → Acknowledged → In progress → Complete. The status updates as the issue moves through. Tenants can edit their own report until it's been acknowledged.

Tenant sees £, not formula

The percentage, the multiplier, the LTV adjustment — none of it is visible to tenants. They see a pound figure and a plain-English reason. Nothing to question.

Only counts when rent is received

Each month only contributes to the reward once rent is marked received. The reward is genuinely earned by a good tenancy — not just time passing.

Calibrated to the landlord's position

The LTV multiplier (default 0.75) can be adjusted in settings. The reward is always funded by what the property has earned — never from the landlord's own pocket.

Joint tenancy support
Two tenants, two phones, one shared view. Every message and action is attributed to the right person — not just "the tenant."
Landlord private notes
Refinancing, valuations, insurance reviews — a separate, genuinely isolated storage channel that tenants can never access, even in shared sessions.
Backdating protection
If a landlord logs a visit retroactively, the tenant must confirm or dispute it. One-sided record-keeping is structurally prevented.
ICS calendar export
Any confirmed visit can be exported as a standard .ics file — one tap to add it to Apple Calendar, Google Calendar, or Outlook.
Contractor details
Add the engineer's name, company and phone number to any visit. Tenants know who's coming before they open the door.
Delayed notifications
Planning a compliance visit a year ahead? Set the tenant's reminder to arrive 1–2 months before — no nagging about something still 11 months away.
Rent tracking
Mark each month's rent as received — the month only counts toward the reward once confirmed. Rent not received? That month doesn't build the reward.
Edit & delete entries
Growth entries can be edited or deleted by the landlord — with a live preview showing exactly how the reward total changes before confirming.
Unread message indicator
The reward tab badge turns green when new growth has been logged and the tenant hasn't seen it yet. Keeps both sides engaged and informed.
Manual bonus rewards
Landlords can add a discretionary bonus at any time — for exceptional tenancy, a goodwill gesture, or any reason they choose. Labelled separately from HPI growth.
Configurable multipliers
The LTV adjustment, an inspection factor, an on-time-rent multiplier — the reward formula is extensible. Add new factors in settings as the scheme evolves.
12-month tenancy gate
The reward only becomes payable once 12 months have passed. Growth is logged and building from day one — the figure is ready the moment the gate opens.
